Success Fee: 1% of sale price or minimum RM 10,000

Upfront Commitment Fee: RM 3,000 (deductible from success fee upon deal finalisation)

Renting a property is never a simple move-in-and-move-out matter. We are here to assist you in renting at an ideal place, on fair expat-friendly terms.

Fees:

Success Fee: 1 month rental or minimum RM 6,000

Upfront Commitment Fee: RM 3,000 (deductible from success fee upon deal finalisation)

We will lead you every step of the way.

Your needs analysis

One-on-one consultation for us to understand you, your housing desires and requirements. We will give you an overview of the current market conditions and suggest suitable areas.

Property search and preview

Based on your preferences, we will explore and curate a list of high-quality properties which we will personally go and preview for you, saving you valuable time and energy.

Property analysis

We will present to you all our findings, and offer our analysis and advice to help you decide on which properties to physically view.

Arrange viewings

We will handle all the time-consuming back-and-forth communication with real estate agents to schedule ideal time for viewings.

Accompany you at the viewings

We will organise a tour to personally accompany you at the shortlisted properties and their surrounding neighbourhoods (e.g. schools, malls, groceries, etc). We will be there to ensure smooth communication with local agents, and to help you ask tough questions.

In case you cannot be physically present, we can conduct a virtual viewing with you as well.

Assist in negotiations

We will assist you in negotiating the best terms, making sure that the deal is legitimate and the contract terms are fair and expat-friendly.

Our Why

It all started when I (Ana) first moved to Malaysia and was trying to find a new home. I spent countless hours going through the listings, shortlisting my favourites, and contacting the agents to only realise that either: the information was misleading, the property was a duplication, or the property was no longer available. So, I had to restart the process all over again. Trust me, it is a total waste-of-time but I didn't know any better back then.

It wasn't until recently that I reached a breaking point when my Malaysian husband and I were trying to relocate again. That prompted us to start Noovida - a concierge service to help expats find housing in Malaysia in a stress-free way.

Drawing from our past experiences in finding homes for ourselves and our international hires, we want to design a straightforward, transparent and efficient house-hunting experience that puts the power back into your hands. Our ultimate aim is to help you save time to focus on things that truly matters to you.

Why would I need your services?
Our services would be valuable to you if:
  • You value your time and optimum convenience in finding a property
  • You are not familiar with Malaysia and its property market
  • You need additional advice and insights

  • You need someone to prioritise your interest in helping you deal with local agents and sellers

How long does the process take?
The process can take anywhere between one week to six weeks depending on the requirements, market conditions, deal complexity and type of services needed (rental, buying or investment).
How much does it cost?
The cost would vary according to the type of services required. In general, the service fee would comprise of two parts:
  • A commitment fee to be paid after initial consultation and prior to start of actual work. This amount is deductible from success fee upon deal finalisation.
  • A success fee to be paid after the deal is finalised.
Can you help me with the moving process?
Yes, we can help you manage your moving through our service partners, with services ranging from arranging logistics, hiring repairmen, cleaners, and etc, all to help you smoothen the entire process.

The first step is to connect with us via email or WhatsApp to arrange a complimentary consultation session, so we can get to know you: your needs, requirements, concerns, etc. From there, we would then suggest the best plan to move forward.
